What would I do differently?

SO HOW DO YOU
Let's say that you are a single agent, or work with a partner and you quite haven’t figured out the best use of your time, and skills. If you are purposefully paying attention to where your time is going, and tracking your level of enjoyment in each activity, you have just taken your second step toward building a unique value proposition. Let’s cover the reasons why:
You are much more likely to succeed if you do what you enjoy doing! And your clients can tell when you do!
You can’t be the best at everything!
As the saying goes, we may not have it all together, but together we have it all. So as a recap, here are some of the strategies we have already reviewed, and a few extra steps you want to go through to get to the next level. If you are here to improve your relationships, remember that tracking time on task will prove to buy you more time to consistently improve your value proposition to your clients.
#1 - Pay Close Attention – Practice being present as often as you can. Keep a journal next to you or save notes in one place anywhere on your device, with the intention to:
A. Track type of your activities that fall on your plate and categorize them
B. Track the time it takes to complete the activity from start to finish
C. Rate your performance and add a joy scale from 1-10 to each one of them.
#2 - Embrace Failure as Opportunity – If you are rejected, or make a mistake, use it as fuel to better yourself and empower a deeper connection with your own value proposition. Pinpoint why you lost and turn that loss into gain.

#4 - Adjust Systems & Models as Needed
Take a look at what you’re doing, and how much time is it taking you to do it. This is a big step in the right direction. By practicing the art of noticing, you start to practice the art of seeing, and you begin to find patterns indicating where your time is being spent, and/or potentially wasted.
At last on this topic, ask yourself: How can I grow my income directly?
First, we have to evaluate how we make money in real estate or any business. How do you actually make your income? No matter what the business is, you’ll find the following:
1. Charge more for the services you offer
2. Close more transactions
3. Get more referrals leading to more transactions
4. Partner with more people which will lead to more transactions.
That covers all of the options, right?
There are other ways to grow your business, and it doesn't require your efforts to grow it at all, but instead requires focus to improve and expand the value proposition you have to such a level that, the hard work takes of itself. You can grow your income without having to do more transactions or directly charging more money that others offer for less! I am proof of that and I am here to show you how!
DIRECT | INDIRECT
There are two main sources of income we will analyze to break down details so that you can see how it applies to your business. The main sources are: direct and indirect.
Time on Task

Offer Faster Delivery
Direct sources of income are those in which you have the most control. An example here is the time on task, also known as time per transaction. Indirect sources are those which you have very little control of changing, like the market, flipping properties etc. The reason is its nature is likely to reveal indirectly related issues, which lead to problems in need if solutions you have no control over.
Some of the direct sources of income are the ones you:
#1 - You have direct control of once you commit to improving whatever is needed.
#2 - You can put a finger on the problem, and have the authority to fix it.
#3 - You understand the numbers and factors behind it and how it applies.
#4 - You can implement improved models and test its results.
Now if we're looking at that, and we're looking at another direct income source, something that you can control, something that you can continuously progress and continue to improve, what would it be?
What else can we impact directly?
You can always increase the level of possibilities you can assist your clients with, in the means of services you provide. We just learned that the first direct source of income is time on task, you can control how much smarter you work overtime. Number 2 is the services that you can offer. This is also something you likely have direct control of. With this said, there are two issues with adding more services you need to take into account, before embracing this model.
Are you able to offer such services consistently? If you haven’t already tested and tried the services you are vouching for, bad services once referred become a reflection of you, your services and your brand. This is why at DREAM, 80% or more of the services we offer are in-house. This makes our services easier to manage, and most importantly, gives us the power to revise the model as needed.
2-MORE SERVICES OFFERED
MORE SYSTEMS NEEDED
Offering extra services sounds easier than it is. Over the years, I have seen many agents improve their services over time but also noticed a lack in their consistency, whether in the approach or the results. Later, we will discuss the power of revision and how it has a major impact in your value proposition. But for now, ask yourself one simple question:
Is there something that I could potentially offer as part of a simple menu of services that would complement the needs of the clients I meet?
Faster Delivery Without Sacrificing Their Bottom Line - By paying close attention to all the possibilities and delving deeper into all the services you can provide, you are not increasing your fee. What you are increasing however is your value proposition to your client. Think about it:
#1. What do your clients want?
#2. If you can deliver the same level of service faster, aren’t you thereby offering the client with a service that they wouldn't normally find elsewhere?
If you offer services that no one else offers, that have a direct benefit to their bottom line, aren’t you thereby making it harder for that potential client to go elsewhere?
BETTER & BETTER
By offering more, better or faster services, you are directly offering the client more for their money! This is another reason we refer to services as a Direct Source of Income. This alone is a huge plus for the majority of clients you’ll service. They want a reliable service and a professional they can rely on! The rest is icing on the cake.
NOBODY LIKES TO BE SOLD
EVERYONE LOVES TO BUY
If you put a solution in front of a client that has a problem in need of a resolution, they are very likely to buy it and be grateful to you for having a solution in hand for a problem they don't know how to solve. This is how you can potentially raise your value proposition to such a level that it translates into more money in your bottom line.
As you know, most people love to have choices. Nobody likes to be sold but everyone loves to buy. At DREAM, our listings averaged a 3.6% rate last year when most of our competitors are settling for 2 and 2.5% marketing fees to take a listing. We are proof that, the more services you have to offer and the better the quality of your services, the better the result, and the greater the profits!
